6 checks before you pay a direct contractor’s deposit

  1. Get an itemised quote. Each trade and area should be listed separately, not lumped into one “package” line.
  2. Agree the scope in writing, including what’s excluded.
  3. Ask who does each trade. Find out which are in-house and which are subcontracted, and who the licensed electrical worker is.
  4. Agree the payment schedule. Payments should be linked to completed milestones, not dates.
  5. Get the warranty in writing. It should cover workmanship and materials, with a period for each item.
  6. Agree how changes are priced. Any variation should be quoted and approved in writing before the work is done.
